Statement of Purpose: "...to preserve this rural character, to allow for the continued use of the pasture area for horses or other animals, to assure the houses will blend in visually with the countryside, to provide quality energy efficient housing which is beautiful, durable, comfortable and healthy, and to be a model of environmental stewardship."
• Each site is for permanent single-family residential purposes only.
• Lots may be thinned to open a view of the Brown's River Valley.
• Accessory structures such as barns may be built on the lots.
• All electric and telephone lines shall be underground.
• Each home shall be enrolled in the Vermont Energy Star Home program.
• A Design Review Committee shall approve of housing plan, specifications and auxiliary structures.
• Building heights shall not exceed 30 feet.
• Exterior finishes shall be natural or of other green building materials with earth tone finishes. No vinyl siding is allowed.

The Homeowners' Association shall regulate the use of the common area but it may be used for traditional rural uses either by individual homeowners or a group of homeowners. (Example: An individual may use the common area for a garden or animal pasture or a group of homeowners may have a communal garden or common pasture.
• Wooded areas, other than clearing for buildings, yards and views, shall remain wooded.
• All hardwood trees cut in the construction of roads and the septic systems have been set aside for the use of the homeowners as firewood.
• The Homeowners' Association shall be responsible for the maintenance and plowing of Wild Apple Lane and the shared driveways and for the shared septic lines and mound system.
• A fire pond for the community has been dug on Eva Paquin's property and shall be maintained by her and her successors.
• The Homeowners' Association shall collect fees for the maintenance of all common infrastructures and other improvements on common land that they approve of and have constructed.
